The building is post-2014 build with full architect-certified delivery, four storeys plus two penthouses on top. This is the one that opens to C/ Clemente Gosalvez.

- Net yield, pre-tax ≈ 3.0 %. Modelo 210 at 19 % on net (EU/EEA-resident profile) trims that to ≈ 2.4 % post-tax.
For comparison, a long-term residential lease on this unit underwrites at roughly €1,900 / month gross (≈ €22,800 / year), netting to ~2.4 % pre-tax once costs and IRPF/Modelo 210 are applied. Short-stay wins by ~60 basis points net on these assumptions, with materially more operational work.
