Why I left.
Twenty years of reviewing other people’s paperwork taught me two things. First, the Spanish property system works — but only for those who understand its logic. Second, foreign buyers almost never do, and most of the advisors they meet don’t either.
I kept watching the same avoidable mistakes: Modelo 210 filed late, ITP miscalculated, plusvalía contested years later, purchase vehicles chosen without a minute of tax planning.
At some point the answer stopped being “work harder inside the system” and became “build the advisory that should have existed on the other side of the counter.”
