A two-storey family villa in Aguas Nuevas with the one thing the Torrevieja rental market is genuinely short of: scale. Six bedrooms and three bathrooms over two floors, a private pool with a jacuzzi corner, three terraces, a glazed sunroom dining room overlooking the water, and — rare at this price point — a full entertainment basement with a games room, projector wall and bar. The plot is walled and gated, with private parking for several cars inside.

The house is presented in well-kept, move-in condition: this is not a renovation file. It is the family-compound format — grandparents, children and friends under one roof without anyone sleeping on a sofa — that both the sales market and the short-stay market undersupply.

Location — the quiet side of Torrevieja

Aguas Nuevas (Nueva Torrevieja) is one of the town’s most established residential quarters: a low-rise district of villas and gated urbanisations about three kilometres north of the centre, deliberately calmer than the beachfront strips. Daily infrastructure is walkable — supermarkets, pharmacies, restaurants, schools — with the Carrefour / Habaneras retail cluster two kilometres away, the Quirónsalud private hospital minutes by car, and Torrevieja’s sports city and the Parque Aromático in the district itself. Playa de los Locos is a 15–20 minute walk; the three-kilometre dune-backed La Mata beach and the central Playa del Cura are both around five minutes by car. Alicante airport is roughly 40 minutes on the N-332 / AP-7.

The numbers at €515,000 — read them honestly

Detached resale villas with pools in this district currently ask roughly €2,200 – 3,000 per built square metre: a five-bedroom tri-level with basement asks €559,000, a renovated five-bedroom in the adjacent Los Balcones €665,000, while standard four-bedroom new-builds start around €750,000 and the district’s new-build luxury tier runs €1.15 – 1.7 M. At €515,000 this file asks less than the going five-bedroom money — with a sixth bedroom and a full basement entertainment floor on top. That is a deliberate position: priced to transact, not to sit on a portal.

On the rental side we model what a large villa actually does in this market, not what the market-wide averages suggest. Torrevieja’s blended short-stay statistics (ADR €74 – 90, occupancy 57 – 62 % across AirDNA, Airbtics and ListingOK) are dominated by small apartments with winter snowbird demand. Large villas behave differently: they command multiples of the nightly median but their demand is peakier.

  • Blended ADR ≈ €195 / night — comparable sleeps-11/12 villas in the area list from ~€200 a night, beachfront La Mata six-beds average €340 – 430; peak weeks here price at €350 – 450 and sell out.
  • Annual nights ≈ 170 (≈ 47 % occupancy) — the realistic large-villa number with professional management, versus the apartment-driven 57 – 62 % market median.
  • Gross rental income ≈ €33,000 / year; operating costs ≈ €15,500 (OTA commissions, cleaning, pool and garden care, utilities, 15 % management, IBI, insurance, licence, maintenance reserve).
  • Net rental, pre-tax ≈ €17,500 / year — gross yield ≈ 6.4 %, net ≈ 3.4 %. A long-term let (≈ €2,000 / month) nets a comparable ~3.8 % with zero personal use.

Read that as it is meant: a small beach apartment can still edge those percentages. What it cannot do is sleep twelve people. This is a space-and-lifestyle asset whose rental income meaningfully covers holding costs while preserving peak weeks for the owner’s own use — or runs full-year as one of the few genuine 12-sleeper villas in the Torrevieja short-stay pool, at a price below the district’s five-bed comparables.
